Learn more →Who we work for
Four kinds of property, one way of working
Homeowners
Seasonal refreshes, move-ins, listing photos, and routine upkeep on a home you actually live in.
Property managers
Rental turns and condo common areas, scheduled against your booking calendar rather than ours.
Storefronts
Retail, restaurants, offices, and salons, worked on a route at a time that misses your busiest hours.
Builders and GCs
New glass with builder film, label glue, and mortar splatter still on it, worked with the care it needs.

How it works
Photos in. Written estimate back.
Send a few photos of your property. We read the glass off the photos, the owner confirms every count by hand, and you get a written estimate back — no on-site sales visit to schedule.
Send photos
Use the photo estimate form. A few clear shots of each side of the property is enough — no appointment to schedule just to get a number.
The owner confirms the count
The photos are analyzed for window count, stories, and condition, and then the owner checks every count by hand before anything is sent to you. A photo is a starting point, not the last word.
You get a written estimate
A clear, written estimate with the scope spelled out. If something in the photos was ambiguous, it says so rather than guessing.
Book the day
Pick a day that works. You get a reminder before the visit and a note when the work is done.
Scheduling
Know what you need? Ask for a day.
Tell us where the property is, what needs doing, and the day that suits you. The request goes straight onto the owner's schedule as a request — he checks it against the work already booked and calls you to agree the time. Nothing is charged and nothing is locked in from the form.
- Send the property, the service, and the day you would like.
- The owner checks that day against the work already on the calendar.
- He calls you to agree the time — only then is it booked.

Where we work
Coastal Alabama and the western Florida panhandle — the properties that take the salt load first.
Why Black Water
A number you can hold us to
The owner does the counting
No lead gets priced by a machine alone. Every estimate is confirmed by the person who will be standing at your windows.
Built for salt air
Coastal glass is a different problem from inland glass. The buildup is mineral, not just dirt, and it comes back on a schedule you can plan around.
No sales visit
You do not have to give up an evening to get a number. Photos in, estimate back.
One point of contact
You deal with the owner, not a call center and not a rotating crew of subcontractors.
FAQ
Questions worth asking
How do I get a price?
Send photos through the photo estimate form. You get a written estimate back once the owner has confirmed the counts by hand.
Do I need to be home?
For exterior-only work, no. Interior glass needs someone to let us in, and we will agree on that when you book the day.
What if the photos are not clear enough to count?
Then the estimate says so and the owner asks for another shot or comes out to look. We would rather ask than guess at a number you are going to hold us to.
Do you work rentals and condos on a turn schedule?
Yes. Turn work is scheduled against your booking calendar so the glass is finished before check-in.
How often should coastal glass be cleaned?
It depends on how directly the property faces the water. Beachfront glass hazes over far faster than glass a few streets back — the honest answer is that we will tell you what we see on the first visit rather than sell you an interval up front.
